Changes to your home

Once you move into your shared ownership home, there are bound to be things you’ll want to change, replace or remove. But, before you pick up the hammer and nails, check the list below as there are some changes we don't allow to your property and we’ll need to provide you with written consent before you can make any changes.

Things you’ll need permission for

If you’d like to add or make alterations to any of the below items, then you’ll need to ask for permission from us first. Please complete the form below and we’ll review your request. Certain requests will require covenant consent which costs around £100 plus VAT, payable by the shared owner.

  • Non-standard TV/radio aerial, or any aerial for flats or properties under 5 years old

  • Installation of a pergola/gazebo/greenhouse/shed in rear garden
  • Heating installation
  • Telsa battery – internal use
  • Outside lights
  • Gun safe
  • Electric shower
  • Mixer tap shower
  • Fostering
  • Keeping a pet
  • Gas/key/smart meters
  • Key safes
  • Water butt
  • Water meter

And a few things you must not change

Everything on the list below must stay as they are. If something is broken or faulty and you're still within your Defects Liability Period (DLP), please get in touch with us or raise a repair online and we’ll see what we can do. Once the DLP period has passed you're responsible for the repairs and maintenance of your home.

  • Laminate/tiled/timber flooring in flats first floor and above

  • Solar panels/PV systems that are third party funded
  • Replacement of grass with astro tur
  • Parking space bollards with key access
  • Car ports
  • Lean-to
  • Pond
  • Ring doorbells in flats
  • Tumble dryer vents
  • Brick walls

What happens once you’ve applied for permission?

Once you’ve applied for permission, we’ll acknowledge your request within 14 days, and within 28 days we’ll ask for further information, such as photos, plans or quotes to support the application if needed.

Once we have everything we need, a surveyor will decide whether we can grant permission, which may involve a visit to your home. We aim to grant permission as soon as possible, however this can take up to 12 weeks depending on the type of request.

Permission is unlikely to be granted if your home is still within the Defect Liability Period or if there is rent debt on your account.
